46 levels prime residential tower on Collins Avenue on Sunny Isles Beach with one or maximum two units per floor, fully robotic parking, swimming pool at beach level and restaurant at ground floor.
On a very narrow site facing the ocean and Collins Ave, the solution was to design a 20 storey robotic parking garage on the west side with 8 cars per level, 4 at each side of the two car elevators; since tall structures are planned across the street.
This left the beach side available to units facing the ocean along the whole height of the building on the east side, and on the west side over the parking structures apartments facing west with views to downtown Miami and sunsets.
Large balconies are provided both in the beach side apartments as well as in the west ones.
The west façade is designed as a double curvature ruled surface as the parking garage and west units terraces rotate along the façade, resulting in a cantilevered gesture over Collins Ave.
